Warehouse Space #2

The boys have worked hard on the figures for the new offline forum space/gallery/business and unfortunately the 3 year projection wasn’t looking too good, mainly because the rental on the last space was just way too much.

We spent a day looking at many smaller spaces in and around Alexandria a few weeks ago, nothing was quite right. It seemed like all the modern, small 150-200sqm warehouse spaces lacked character, and their office spaces upstairs were way too separated from the loading dock/open space downstairs but today Sean found a ripper in Leichhardt.

The warehouse is right next door to a coffee shop and only a block away from Norton St. We checked it out this afternoon, the vibe of the area is great, kids, mothers, grungey but safe. The space itself needs a lot of work (we doubt anyone has been using it for years) but it’s got bucketloads of character and potential.

We’re excited, this could be the one?

    Looks like a great space! My only concern would be getting a decent length on the lease. Inner west light industrial areas are prime picking ground for developers wanting to put in residential units and make big $$. If u have already checked out current LEP and draft zoning under Leichardt LEP and Draft LEP 2011 probably worthwhile. Don’t want to settle and then have the landlord selling up in 6 months.

    I would love a warehouse space just to work live and play in.
